Architectural Design

Since our inception, D&G has partnered with developers, architects and designers, construction managers to develop project budgets and scheduling to assist in the marketing of new properties. We have on-going working relationships with the architectural and design industry to assist them in developing their visions into realities for their clients, while maintaining a gatekeeper role for the client by value engineering design features when requested. We negotiate contracts with supply vendors and have aligned ourselves with the most qualified subcontractor businesses that perform at our level of customer satisfaction. Due to these relationships, we can quickly develop a project budget and mobilize a team to accomplish a build-out effectively and efficiently.

Project Management

Our team of estimators and project managers utilize the latest techniques in the industry for planning, scheduling, accountability and administration of our projects. The sophistication of our self-developed computer programs provides our project managers with accurate up-do-date information regarding material deliveries and scheduling of subcontractors. When an unforeseen condition arises, both the project manager and superintendent can evaluate the condition, review alternatives and provide solutions for the client immediately. Our automated scheduling program extends past the general contractor and subcontractor duties. It is designed to include the entire team - the owner, tenants, architects and other crucial team members responsible in completing the project.


Commercial

D&G offers Construction Management, Design-Building and General Contracting Services for project delivery and will evaluate the advantages of each method to determine which will best suit the owner’s needs.

Construction Management

The Construction Management method allows the owner to fast-track delivery of the project, with D&G being involved to assist during the design phase. During the design phase D&G manages the construction cost and is responsible for the management of the construction team. This method is based on a cost management fee. One advantage is that the competitiveness of construction cost is maintained while using this method. D&G solicits competitive proposals from multiple contractors for each construction phase. Evaluations are made on the submitted proposals and recommendations are made to the owner regarding which proposal best suits the project requirements.

Design-Building

In the Design-Building method of construction, D&G selects and employs an architect to work as part of the project team. The entire design and construction process is coordinated and completed by D&G. This method has several advantages, such as significant cost savings through use of cost effective construction, fast-track design/construction and budgeting of the project early in the process. Design building offers the owner the ability to have his or her project managed from inception to completion.

General Contracting

This method of project delivery is predominantly used throughout the construction industry. D&G becomes involved after the design process has been completed. The owner maintains a single point of contact for the construction process. D&G, provides a proposal for the scope of work as defined by the project documents prepared by the owner and architect. After award of the project, D&G is the single point of contact for the owner and is responsible for maintaining the construction cost, schedule and quality. This method can be based on a lump sum or negotiated contract.
